The need for affordable housing in Ghana is now more necessary than ever before. The total housing deficit in Ghana is estimated to be around 2 million housing units and is expected to increase. Having a home is a basic human right, and that is what these affordable housing projects seek to achieve. Here is a list of affordable housing projects in Ghana which have been completed or are nearing completion. Together, these housing units are expected to provide housing to over 68,000 Ghana residents.

The affordable housing project in Asokore Mampong is one of the Government’s affordable housing projects under the Social Security and National Insurance Trust (SSNIT). The project consists of 91 apartment blocks that contain 1 bedroom, 2 bedroom and 3 bedroom apartments which are estimated to house over 1000 people.
The Asokore Mampong affordable housing project began in 2006 and was handed over to SSNIT in 2015. The Asokore Mampong Housing Project has since been completed and renamed after the Asantehene, Otumfuo Osei Tutu II in May 2020.
There have been issues raised about the prices of the affordable housing apartments which stand at GHS 99,000 – GHS 142,500 for a 1 bedroom apartment. GHS 182,500 for a 2 bedroom apartment and GHS 335,000 for a 3 bedroom apartment. This was disclosed by the Deputy Minister for Works and Housing during an interview.
This project is targeted at civil servants. Sale of apartments was scheduled to commence in March, 2020 but no information has been communicated to that effect as yet in May.
The Amasaman affordable housing project is funded by the United Nations Office for Project Service (UNOPS). UNOPS is expected to build over 850,000 homes across Asia, Africa, and the Caribbean.
The Amasaman affordable housing project is expected to produce 6,500 homes at the value of over $5 billion. What is unique about this project is that it is designed to be affordable and environmentally friendly as well. The units will be built with earthquake-resistant properties and will utilise renewable energy sources and non-toxic insect-repellant properties.
The Amasaman affordable housing project is the first of the UNOPS’s 100,000 homes project. The pricing for the homes has not yet been determined but we can assume that it will be within the affordable bracket. The deputy minister for works and housing suggested that the first phase of the project should be ready by December, 2020.
Gbetsile is a growing suburb in the Greater Accra region where the latest affordable housing development project in Ghana will be located. The plan is to construct 400 affordable housing structures on 43 acres of land. The homes will be well designed and constructed to help meet the growing housing deficit crisis in Ghana.
The Gbetsile affordable housing project is expected to be completed within 2 years of construction. Some of the facilities and amenities will include 24/7 secure gates for the housing units, a community police station and integrated home security systems would be provided at the estate to ensure the safety and comfort of residents.
Water storage reservoirs, internet access, community playground, a gymnasium, schools, a clubhouse and a shopping centre, are some of the benefits that will come with living within this affordable housing in Tema.
The affordable housing project in the Shai Hills is a 20,000 unit project which is yet to be completed. The project has both 2 bedrooms and 3 bedroom apartments for sale. This is going to be rolled out in 16 communities with about 1,250 housing units per community. This project is a Ghana-China collaboration and will contain all the necessary facilities and amenities.
In September of 2011, the government announced it had released 150 acres of its land bank to a United States-Ghanaian partnership firm to construct 2,500 affordable housing units at Kpone. The apartment blocks at the Kpone affordable housing project are 3 storey flats.
These include 1 bedroom, 2 bedroom and 3 bedroom apartments. The project is not yet completed as it now stands at about 50% completion. Located at community 26 in Tema, the Kpone affordable housing project will be a most welcome one when completed. The completed project will have 24 apartment blocks and 321 units. SSNIT took charge of the Borteyman affordable housing project in 2013 and it has since been completed, allowing the general public to purchase apartments.
The Borteyman affordable housing project consists of 744 one-bedroom apartments and 792 two-bedroom apartments. It has all the basic features necessary for all living. It even includes a market. The estate is well managed and designed.

The Saglemi affordable housing project is bound to be one of the largest in Ghana with about 5,000 housing units. The project is incomplete, though the Minister for Works and Housing has assured that 1,500 units (180 apartment blocks) will be ready by 7th December, 2020.
The Saglemi project was initiated in 2012 but has had some challenges which are mainly political. The Saglemi affordable housing project is situated on a 300-acre piece of land with the possibility of expanding the housing units to 11,000. The apartment blocks consist of 3 storeys with about 6-9 apartments within each. Living space within each apartment will range between 40 m² to 85 m²
The Appolonia affordable housing project is situated in Oyibi and sits on 2,325 acres of land. This housing project promises 25,000 affordable homes which can accommodate about 80,000 people.
