Infrastructural development is key to the growth of the property market in Ghana.
Ghana is abounded in resources. Natural resources, peace, political stability, relative economic growth and hardworking citizens who look to add value to the economy and provide for a family financially. These elements are but a few of such indicators that point to the development of a nation. However, one key aspect that Ghana seems to be struggling with is infrastructural development.
In all honesty, governments, both past and present have done their utmost best to ensure the nation gets an excellent road network.
The Nkrumah government was famous for its Tema Motorway construction, the Rawlings government embarked on the Akoa-Adjei Interchange, the Kufuour government handled the Tetteh Quarshie Interchange while the Mills government sought to complete hanging projects as well as easing the traffic situation at Tetteh Quarshie with the Airport Road By-pass.
These laudable road projects have contributed to leading Ghana towards the standards she craves to achieve. In all this, Ghana still has major road infrastructural problems. It thus is refreshing to hear that the government of the day is continuing construction of the road projects in the country, namely in the twin city, Sekondi-Takoradi. According to a report in Daily Graphic dated September 4 2014, government has pledged to continue funding the road projects in the country.
Such road projects augur well for the nation as they yield a multiplier effect in the socio-economic atmosphere of the nation. This projected GH$50 million road project which covers a distance of 50km in Sekondi-Takoradi is expected to lead to an economic improvement in the heart of the city.
For one, road projects create more jobs both directly and indirectly. Such constructions lead to a call for more artisans and blue-collar workers, as well as indirectly paving the way for construction companies in the formal sector to add to employment numbers in the country. The construction of roads also ensures the establishment of enterprises along the banks. A good road network leads to higher vehicular traffic, thereby, enabling businesses such as restaurants, pubs and hotels to set up in readiness of expected customers.
Even more important is the fact that good roads lead to higher productivity among workers. Such roads, when completed are expected to ease the traffic situation. How does this lead to higher productivity? Well first, the ordinary worker does not have to wake up too early and leave home in order to beat traffic. This same individual can also enjoy the added benefit of more rest, hence, having the desired energy levels to start the day.
The property market is not left out. Good roads in essence means that house-hunters are likely to fall on such homes that have a reliable and safe road network. It is enough marketing for such property developers and in the end, these earnings are channeled into the nation’s coffers for further development.
