Real estate in Accra has transformed tremendously over the last decade with no visible signs of slowing down. A drive through the city reveals several real estate projects – both residential and commercial – some of them in the building stages and others just recently completed. These developments speak volumes about the business climate in the city and, to some degree, is indicative of the rapid development of Accra. 2018 especially saw a number of new projects kiss the city’s skyline.
Below, we showcase some of the projects that hit the completion/opening stage last year, in anticipation of projects planned for 2019 and beyond.
The stretch of the Accra-Tema motorway dividing North Dzorwulu and Dzorwulu is slowly transforming into an oil, gas and mining hub of its own. Companies such as Tullow Ghana, Deloitte Ghana, and Nestlé have their own dedicated buildings while office complexes host companies like Taxify Ghana and Jobberman all along that stretch. 335 Place is the newest addition.
The beautiful office complex which opened last year is a 12-level edifice featuring high-end offices, a rooftop restaurant, a café on the ground floor and a parking allocation of 385 bays. The complex sits on 26,000 square-metres with a gross lettable area of 12,000 square metres.

Ecobank Ghana’s $60 million office complex is, perhaps, the most noticeable addition to Accra’s skyline in 2018. The edifice won an award for the Best Office Development at the 9th API Summit and Expo 2018.
The New Ecobank Head office building is a customer-centric, ultramodern edifice with 2 towers sitting on a podium and 2 levels underground. The first Tower (A) is a 14-floor block of corporate offices (making it one of the tallest buildings in Ghana), 2 executive board rooms, 27 meeting rooms, executive dining area, a staff gym, media room and a rooftop executive cocktail lounge.
The second Tower (B) is a 5-floor block with a 2-level Banking Hall facility, Ultramodern Auditorium, a staff Clubhouse, a coffee lounge and 2 canteens. There is also an ATM hub on the premises for personal banking transactions.
Ecobank Ghana’s new head office is strategically located in the West-Ridge area within Accra’s financial district. The building was designed by a pool of Ghanaian and South African architects. The Ghanaian site architects were Mobius Architecture – led by Augustus Richardson – and the main architects, ARC Architects, Pretoria.
In 2018, Accra’s skylines saw bolder, bigger and trendier developments. SU Tower is one of these developments. It incorporates green design elements along with large open floor plates that let in abundant natural light.
SU Tower is located within the Ridge enclave of Accra, sitting at the intersection of the Kanda Highway and the Castle Road. The $43 million development features 9 levels of grade A office space, 5 levels of structured parking offering 424 on-site parking bays, 3 dedicated passenger lifts and more.
SU Tower is owned by the Scripture Union of Ghana and was developed by Eris Property Group and Momentum Africa Real Estate Fund.
Kwarleyz Residence is, reportedly, Accra’s first 5-star luxury residence. The upscale development is made up of 40 units and contains studios, as well as one, two and three-bedroom apartments, all fully furnished.
Each apartment provides quality contemporary finishes, including floating staircases, impeccable lighting and sleek flooring with a 360-degree view of the city behind the glass facade.
Located in the Airport Residential Area, one of Accra’s prestigious neighbourhoods, with numerous amenities to boot, Kwarleyz Residence is ideal for anyone seeking investment property in Accra.
Kwarleyz Residence was developed by Nana Kwame Bediako’s Wonda World Estates, a subsidiary of Kwarleyz Group. Kwarleyz Residence sports a distinct photo of a woman on the facade of the building. This woman is Nana Bediako’s mother in whose honour the turnkey development was built.
The development was opened in September 2018.
Standard Chartered Bank inaugurated its new head office on October 3, 2018, as part of its long-term commitment to Ghana, her peoples, and the communities it operates in. The building is strategically located on the Independence Avenue, with easy access to the Accra Central Business District, the Ring Road, Osu, the Flagstaff House (Ghana’s seat of government) and the 37 Military Hospital.
The 13-storey building packs eight floors of fully furnished office space and five floors of parking. It features an intelligent building management system that controls power, ventilation, lighting, parking, fire and security systems.
The edifice, built on the site of the old Stanchart Club House, meets Standard Chartered Bank Group’s specifications in terms of quality, functionality and resilience. It also meets the Ghana-approved green building standards and achieves the Leadership in Energy and Environmental Design (LEED) Gold certification, especially in energy savings and water efficiency.
The project was developed by Clubhouse Development Ltd, a joint venture between Osborne and Co, a UK developer and RMB Westport, a South African property group with a focus on Nigeria, Angola and Ghana. The project was completed in October 3, 2018.
In 2018, the Ghana Export and Import Bank (GEXIM) and the Ghana Export Promotion Authority (GEPA) moved into a permanent address, the Export Trade House adjacent the British Council, Accra. The 15-storey building, built by the Israeli construction company, Amandi, offers ergonomic office spaces “for improved conditions and convenient areas to engage better with exporters”.
Despite being marred by an accident that resulted in death back in 2015, the EDAIF building stands tall in a part of Accra that houses the latest in Ghana’s commercial “skyscrapers”.
Export Trade House sits on the Ambassadorial Enclave, opposite the Cedi House in the Accra Central Business District. The development is strategically positioned to offer stakeholders in the export industry enhanced support, better access in promoting non-traditional exports and, in the grand scheme of things, a conducive and elegant space in which to transact business. Export Trade House, known by some as the EDAIF building is jointly owned by GEPA and GEXIM.
Enterprise Group Limited unveiled its new ultra-modern office in July last year. The office building, named Advantage Place, is located in the quickly transforming financial district of Ridge, Accra. The 12-storey building is located on 7th Avenue, Ridge-West and is now the head office of the Enterprise Group.
Advantage Place sits on 8,969 sqm and boasts a vault with the design of a banking hall that conforms with Bank of Ghana standards, disability access, 250 parking bays (within a two-storey car park), a well-equipped gym, cafeteria and juice bar and more. The iconic building is designed to provide a modern and convenient working space for businesses operating within Accra.
This purpose-built office building is suitable for companies that want to make a bold statement in the city of Accra. The project was completed in 2017 by S. Tetteh + Associates.
Accra Marriott Hotel is a 5-star luxury hotel by Marriott International. In fact, it is the hotel giant’s debut establishment in West Africa. The hotel is situated opposite the Kotoka International Airport right in the heart of Airport City with quick access to major malls, corporate businesses, government entities, and residential developments.
The hotel boasts 208 rooms, 3 dining venues, 800 square metres of meeting space, a fully equipped fitness centre, a pool, and a 17,000 square foot flexible event space; the largest holding up to 650 guests.
The Accra Marriott Hotel has been nearly two decades in the making. It was officially opened last year and is owned by Eissame Halabi-Ahma’s African Hospitality Limited (AHL). Plans are far advanced for a second Marriott Hotel in Accra, Protea Hotel by Marriott Accra Kotoka Airport, in 2019.
Clifton Homes’ Embassy Gardens was completed last year and, as is typical of the developer, in two phases: A and B, are already sold out. Embassy Gardens promises garden square living in Cantonments, Accra’s prestigious diplomatic district. It also promises a community designed around the well-being of its residents.
Embassy Gardens provides a cluster of suites, apartments and duplexes within 3 residential squares: Belgrave, Kensington, and Grosvenor. The development also offers communal gardens, 3 gardens, and a dual storey Wellness Complex.
