The most important features many house-hunters look out for, before deciding which property is the most suitable are location, price and condition of the house.
In this edition of Jumia House’s spotlight series, we focus our attention on Pokuase, a community located near the Accra-Kumasi Highway in the Amasaman District.
Properties
Pokuase is a mixed community, serving both residential and other purposes. It is located a few kilometres away from Achimota and surrounded by other suburbs, including Ofankor, Amansaman, Ablekuma, Medie and Asofan.
There are both high and low-cost properties in Pokuase. The high-end residential properties include ACP Estates, which is one of the first gated communities to be built in Accra. There are also low-end properties for those seeking affordable properties to rent. Available for rental purposes are the “single -room self-contain” and the large forecourt or “compound houses,” which are shared by other tenants.
There are natives who own properties in Pokuase. Such properties have been inherited over the years, which means a lot of the indigenes do not have to pay rent, since the properties are family-owned.
Bare lands are also available for those seeking to build their own property. Over the years, the value of land in this area has appreciated immensely. This can be attributed to the fast development of the area and the construction of the Accra-Nsawam road, which has reduced the time used in traveling from Pokuase to the Central Business District of Accra.
Transportation
Commuting from home to the Central Business District or places of work is one of the major concerns of house-hunters. Pokuase is about 45 minutes’ drive from Accra, which can be attributed to the construction of the Accra-Nsawam road, which has reduced the total traveling time for most residents.
Currently, construction works have begun on the Awoshie-Pokuase road. The project, upon completion, will provide an alternative route to other parts of the capital. Pokuase junction is one of the busiest bus stops in the capital – people seeking transportation can easily find “trotros” and taxis to all parts of the capital.
Schools
St. Sylvanus Roman Catholic School, Pokuase Methodist Primary and Nii Otto Kwame II School are some of the schools that provide basic education to pupils in and around the vicinity. Victoria College is a private Senior High School located in Pokuase, while Reverend John Teye Memorial Institute, located near the Ofankor-Nsawam road, is a primary and secondary school, that provides boarding facilities to pupils. The Village of Hope Orphanage established in 1989, to nurture children, is located near Ayawaso in Pokuase.
Security
Everyone needs peace of mind to go about their businesses and daily activities. The presence of the Pokuase Police Station provides a serene environment for residents of this community, and has drastically reduced the level of crime in the neighbourhood.
Commerce
There are a number of micro-financial institutions located in Pokuase. For other businesses, a resident of Pokuase will need to commute to Achimota where banks like Zenith, Agricultural Development Bank, Cal Bank and HFC can be found.
