Q&A: How Can I Prepare My Property for Selling?

Putting your property up for sale involves more than just advertising the property. There are a number of crucial steps you need to take in selling it efficiently. These steps will enable you to sell your property at its highest price and as quick as possible.

 

  1. Renovate the property: Ensure the property is in top shape. If there are broken tiles or windows, make sure you fix them. If paint the colour has faded away, this is the best time to apply a fresh coat. All these actions will guarantee a quick sale of your property.
  2. Determine the price: Do not quote any price for the property without considering the location, size, features and the age of the building. All these factors determine how the property should be priced. If you are not too certain of the price you should quote for the property, seek the advice of a professional. The price of the property is the major determinant of how long the property will stay on the market. A correctly priced property will sell immediately.
  3. Who sells the property? If you have time and the experience, you can consider selling the property yourself. You can also employ the services of a real estate agent who can sell the property for you. The agent will be responsible for coordinating the sale of the property. A professional real estate agent may have a database of individuals who may be interested in acquiring that house. Do not forget their services are not free; discuss the terms and payments before you employ them.
  4. Advertisement: Another important step is  to select a platform to advertise your property. There are both print and online media that you can use to advertise. If you want to reach a wider audience in Ghana and abroad, then the online platform is one of the best media you could use.
  5.  Advertise with great photos: When advertising online or even in print, ensure the photos you use are great. As the saying goes, a good picture is worth a thousand words.
