For almost a decade, HFC Realty has been in existence not only as finance but a real estate company which builds and sells properties. Apart from developing properties, HFC offers valuation, property management as well as sales and marketing services on behalf of individuals.

Currently, the company has for sale a two­bedroom apartment, expandable to three, at Community 25 on Dawhenya Road, about 10 minutes’ drive from the Tema Motorway. This is to encourage more Ghanaians to buy real estate, as the firm seeks to target both foreign and local buyers.

Purchasing a property with a mortgage facility

Buying a house outright without using a mortgage facility is out of the question for most people. This is the reason HFC Realty offers mortgages to interested buyers. When using a mortgage facility, you will need to make a minimum deposit of 20 percent of the property price. Raising the minimum deposit has been seen by mortgage providers as one of the biggest challenges for most Ghanaians.

According to Marketing Officer with HFC Realty Company Limited, Felix Asamoah, individuals with a monthly net income of less than 12­13,000 cedis do not qualify for an 80 percent mortgage. This presents a challenge for the local market. For this reason, HFC has introduced a number of products to enable interested house buyers to acquire properties.

“Now if your net income is about $2500, you can qualify for a 10 percent mortgage and with that you don’t need to deposit anything because the challenge we have realised is that people cannot raise the 20 percent. This time, they don’t need to raise the deposit, just the monthly repayment,” says Felix Asamoah.

HFC Realty’s current projects

HFC is currently developing properties in Communities 20, 25 and 27 in Tema, near the Abattoir around the motorway.
