Ghana Real Estate Insight: Accra-Aflao/Prampram

Prampram has become a recent goldmine especially with reports of an upcoming international airport, Ghana’s premier technological hub Hope City, the Central University College, private beaches and beach houses alike.

The major reason for the development of this area has been due to the location of the Central University College; this consists of an expanding number of structures on a 248-acre plot of land.  Its on-campus housing started out with an all-girls hostel but recently expanded with an addition of the ICGC all-male students’ hostel and the Pronto all-female hostel.

Also, neighboring areas around the university have used this as an opportunity to expand business especially in additional housing facilities to help feed the constant growing student population of the university.

Some landlords turned their houses into student-friendly apartments while others expanded and built new complexes to serve as student off-campus housing.  These neighboring areas have various housing style, from beachfront houses, 4-storey building complexes to gated-community houses for suitable and student-flexible rent.  Another prominent addition will be The City-Escape Hotel, which can also be described as the areas finest for other guests with access to its swimming pool, a salon, gym and restaurant.

The Prampram/Miotso area has access to a stretch of road starting from the Accra/Tema motorway roundabout to the Aflao/Togo border.  This stretch of road also leads to Ada, a coastal town and tourist center located just along Ghana’s Volta River.  Ada is known for its beach resorts and holiday getaways with activities such as boat cruises, fishing, and a variety of seafood cuisine.

Other real estate developers like Magna Terris and Devtraco also have residential developments in the area, other schools in this area are the Delhi Public School (DPS), which offers IGCSE programs, and the Prampram Senior High School.

Industries are not being left out, as there are quite a number available. For example, Bel-Aqua Mineral Water also has its manufacturing company located in this area and the Drivers Vehicle and Licensing Authority (DVLA) also opened its new testing center in the area, other corporations and banks have also started setting up in the area, with many more complexes with spaces for rent for other interested parties.

This area also has access to the Tema district, which offers many more business, educational and shopping facilities opening up more variety for its residents.

The inclusion of Prampram by the government as an important area for development shows that it is soon going to be one of the more coveted places to own land, housing or at least a business. As the real estate market expands its arms over this area, it is safe to say that individuals may also invest in it as well.
