Remodelling your house is one of the best ways to add value to it, especially if the property is up for rent, as this often means the remodelling cost can be transferred to the tenants. It is also an opportunity to make the house more visually appealing, and more spacious. Remodelling or renovation is not a simple process. It is a lengthy, and sometimes complicated task, especially as the outcome must be perfect.
Here are five important steps to go through before you remodel your house.
How do you imagine your home after it has been remodelled? There are so many ideas you might have in mind, but it is better to write every single idea on a sheet of paper and if possible make some sketches of the finishing. Is there a special reason why you are renovating the space? This should guide the planning and designing process. For example, if you need to remodel the kitchen to make it more spacious, that will guide the designer in considering whether more storage space is possible.
There is a popular notion that Ghanaians like to contract family members for their building projects, to help cut down cost. However, this is a bad decision. Contracting a professional will enable you to complete the project on time. It will also give access to information you can easily tap into because these contractors are specialists in their field. In selecting a contractor, ask for referrals from family members, neighbours and friends. Choose three of them and conduct an interview with each. You can even ask them to show a project they have recently worked on.
After selecting a contractor, discuss in detail how you want the project to be executed. It is important to ask the contractor for the price quotes which will provide you a fair idea of the entire project. The price quotes will also enable you set priorities; if the total cost is too high, you can discuss with the contractor how to lower the cost, or whether there is an alternative way for you to finance the project, such as through monthly payments.
Setting priorities is very important in order to align your plans to your budget. Consult the contractor to discuss the most important aspects of the job, which will take longest, and which will cost the most money. To cut down costs, let the contractor provide you with cheaper alternatives, however ensure that these are high-quality to avoid costly problems at a later date.
Remodelling is not a simple project to undergo. It involves pulling down, tearing apart and putting up new structures. Depending on what your plans are, remodelling can take between two days to about 20 weeks. Again, you can ask the contractor to give an estimate of how long the project will take. There might be the need for an alternative route, or a temporary kitchen or bathroom. Prior knowledge will enable you plan in advance.
